Joinery and FF&E for developments

Joinery for property developers is a different problem from joinery in a house. The specification is repeated across every unit, the programme is fixed, and the cost per unit decides whether the scheme works.

This is the work we are built for.

Priced per unit, not per project

We cost a development the way you underwrite it: per unit, by type. A one-bedroom apartment kitchen, a two-bedroom wardrobe set, a duplex utility run — each with a rate you can put straight into an appraisal.

Volume moves the rate properly. Our margin on a large development runs well below what we take on a single residence, and we will tell you where the break points are rather than making you guess.

One specification, repeated correctly

The saving on a development comes from repetition, and repetition only works if the specification is genuinely fixed before production starts.

We produce a single manufacturing drawing set per unit type, get it approved once, and produce against it. Every kitchen in a block comes from the same programme, the same materials batch and the same workshop. Colour and grain match across units because they were made together, not ordered eleven times.

Programme certainty

Bespoke joinery from Turkey runs to a lead time you can plan around, provided the approvals happen when they are meant to. We give you dated stages at the outset:

  1. Specification and costing
  2. Manufacturing drawings and samples issued for approval
  3. Production
  4. Freight and customs clearance
  5. UK warehousing, phased to your programme
  6. Delivery and installation, floor by floor

The warehousing stage matters more than it sounds. Goods land in the UK ahead of need and are released in the sequence your site actually wants them, not all at once into a building that is not ready.

Single point of liability

One contract, one company, one invoice. If a unit is wrong, damaged or late, it is our problem to fix and we carry it until sign-off.

You are not managing a Turkish workshop, a freight forwarder, a customs agent, a warehouse and a fitting team. That is the service.

  • Fitted wardrobes, dressing rooms and storage
  • Utility and boot rooms
  • Vanity units and bathroom joinery
  • Wall panelling, niches and feature joinery
  • Loose furniture and FF&E packages for show flats and communal areas

Appliances, sanitaryware and services are normally excluded and priced by others. We will say clearly what is in and what is out on every line.

Common questions

What unit numbers make sense? The economics start working around ten units and improve from there. Below that we can still supply, but the per-unit rate will look more like a one-off residential job.

Can you match an existing specification from another supplier? Usually. Send the schedule and we will price like for like, and flag anything we think is specified wrongly.

Who installs? Our own UK installation teams, or your fit-out contractor if you prefer. Supply-only is a normal way to buy from us.

How do payments work? Sixty per cent on order, forty per cent before delivery, as standard. Staged payments across phases on larger schemes.
